Service provider

The service is provided by Frans DGT Oy (Business ID 2880903-9), Aleksanterinkuja 4 A 9, 65100 Vaasa, Finland. Contact: petri@frans.fi or +358 40 355 6211.

These terms apply to booking the Foxhill Cabin (Kettukumpu) at kettukumpu.fi.

Booking and payment

Bookings are made in the booking calendar on this site and paid online at the time of booking. Payments are processed by Stripe, and common payment methods such as cards, Klarna, Apple Pay and Google Pay are accepted.

The booking is binding and confirmed once the payment has been completed. A confirmation and a receipt are sent to your email. All prices include VAT (accommodation services 13.5%).

The price includes accommodation for the selected nights, final cleaning, bed linen, firewood and the cabin's normal equipment.

Cancellation policy

You can cancel free of charge up to 14 days before the arrival date. In that case, the payment is refunded in full to the payment method used for the booking.

If the cancellation is made less than 14 days before the arrival date, or in case of a no-show, the payment is not refunded.

To cancel, contact us by email at petri@frans.fi or by phone/WhatsApp at +358 40 355 6211. The cancellation takes effect when the notice is received.

Please note that the 14-day right of withdrawal for distance sales under the Finnish Consumer Protection Act does not apply to accommodation booked for a specific date (Chapter 6, Section 16).

The cabin is also sold through other booking channels (including Airbnb), and the calendars are synchronised between channels with a short delay. The service provider therefore reserves the right to cancel a booking within 24 hours of it being made if the same dates have already been booked through another channel. In that case, the payment is refunded in full without delay.

If we have to cancel the booking for any other reason, for example due to force majeure or the cabin being unusable, we will primarily offer an alternative date or refund the payment in full.

Arrival and departure

Check-in is from 15:00 on the day of arrival and check-out by 11:00 on the day of departure.

The door code and arrival instructions are sent by email before arrival. Practical instructions for the cabin are available in the online housebook.

Use of the cabin and house rules

The cabin accommodates a maximum of five (5) guests. The person making the booking must be an adult.

Pets are welcome. Please let us know about your pet in advance and make sure it does not cause damage or leave traces in the cabin.

Smoking indoors is prohibited.

Please follow the housebook instructions, especially for the sauna, hot tub, fireplace and gas grill — they exist for your safety.

The guest is liable for damage caused to the cabin or its contents intentionally or through negligence.

Please leave the cabin tidy according to the housebook checkout instructions. Final cleaning is included in the price, but it does not cover exceptional mess or waste left against the instructions.

Limitation of liability

The service provider is not liable for inconvenience or indirect damage caused by force majeure (e.g. power outages, exceptional weather conditions or official orders).

Use of the cabin, including the sauna, hot tub, fireplace and yard areas, is at the guest's own responsibility and subject to the instructions.

Disputes

These terms are governed by Finnish law. If a dispute cannot be resolved through negotiation, consumers in Finland may contact consumer advisory services (kkv.fi) and ultimately refer the matter to the Consumer Disputes Board (kuluttajariita.fi).
